外国人在中国购房政策

作为外籍人士,如果想要在中国长期居留,难免都会有租房乃至购房的需求,下文就来简单聊一聊外国人在中国购置房屋的问题。
As a foreigner, it is inevitable that you will need to rent or even purchase a home if you wish to stay in China for a long period of time.
外国人在中国购房相关规定
Regulations for foreigners buying property in China
1.根据2010年发布的《关于进一步规范境外机构和个人购房管理的通知》:境外个人在境内只能购买一套用于自住的住宅类房屋。
1. According to the Notice on Further Regulating the Management of Foreign Institutions and Individuals Purchasing Houses issued in 2010, foreign individuals can only purchase one residential house for self-occupation in China.
2.外国人要在中国购房,是限购的,仅能买一套,所以外国人不能在中国以房产投资为目的购买房子,而为了能固定生活和工作,更建议是在稳定工作的城市里添置房产。
2. Foreigners can only buy one house in China, so they cannot buy a house in China for the purpose of property investment.
3.各地房地产主管部门还要求提供:外国人的来华工作许可证和居留许可及社保证明。这样才可以证明外国人是一直在国内工作生活,有需求在中国购买房产。
3. The local real estate authorities also require: a foreigner's work permit and residence permit in China and proof of social security. This is to prove that the foreigner has been living and working in China and has a need to buy a property in China.
4.通过合法合规的手续,外国人甚至可以通过在银行按揭贷款买房。

外国人在中国购房需要提供的材料
Documents that foreigners need to provide to purchase a property in China
个人资料:
Personal information.
(1)护照
(1) Passport
(2)外国人居留许可(无居留许可需提供中国公证机构认证的护照中文译本)
(2) Residence permit for foreigners (without residence permit a Chinese translation of the passport certified by a Chinese notary is required)
购买一手商品房的,需提供:
For the purchase of a first-hand commercial property, you will need to provide
(1)权利人为2人以上的,递交共有申请,申请权利人不具备完全行为能力的,应递交监护证明及监护人身份证(护照)复印件;
(1) A joint application if the right holder is 2 or more persons, or a certificate of guardianship and a copy of the guardian's identity card (passport) if the applicant right holder does not have full capacity.
(2)涉外审批办公室出具的《涉外审查意见书》
(2) The Foreign-related Examination Opinion issued by the Foreign-related Approval Office
(3)取得房地测绘证明后直接到房地产交易中心办理房地产权证即可。
(3) A certificate of survey and mapping of the premises can be obtained and then go directly to the Real Estate Transaction Centre to apply for the title deeds of the premises.
购买二手房的,需提供:
For the purchase of second-hand properties, it is necessary to provide
(1)买卖合同公证书;
(1) A notarial certificate of the contract of sale and purchase
(2)涉外审批办公室出具的《涉外审查意见书》;
(2) The Foreign-related Examination Letter issued by the Foreign-related Approval Office.
(3)《房屋评估报告》;
(3) The Housing Appraisal Report.
(4)《房地测绘证明》。
(4) Certificate of Premises Survey and Mapping.
注意:外国人在境内只能购买一套自住商品房
